Carolina Forest Top Schools Are Changing Who’s Buying Here

Realtor.com published something recently that confirms what we’ve been seeing firsthand with relocating families: school quality has become one of the single biggest drivers of where high-end buyers choose to put down roots, even when it means paying a steep premium to do it. Nationally, that premium is real and it’s large. Here in Horry County, Carolina Forest top schools are pulling in exactly that same kind of buyer, but without forcing them into the price tag that usually comes attached to a top-rated district elsewhere in the country.

Why High-End Buyers Are Chasing Top School Districts

Realtor.com’s data tracked out-of-district home shoppers searching for listings in areas served by at least one public school rated 8 or higher, looking specifically at districts averaging at least 100 for-sale properties. Of the 50 most sought-after districts nationally, 27 carried steep median listing prices, averaging roughly $1.21 million. The highest-demand markets read like a list of the country’s most expensive ZIP codes: Carroll Independent School District in the Dallas-Fort Worth metro, Laguna Beach Unified in Orange County, and Reed Union in the San Francisco Bay Area all topped the list. Danielle Hale, Realtor.com’s chief economist, put it plainly: school quality “has long been a driver of homebuying decisions,” and families are increasingly making a direct trade-off, “sometimes paying a significant premium for top-rated districts.” Hale also pointed to something else worth noting: real interest in strong districts “outside major urban centers,” driven by affordability concerns and lifestyle amenities rather than proximity to a specific city.

A separate Redfin analysis, built on GreatSchools ratings of 8 or higher rather than Realtor.com’s listing-search data, lands on the same conclusion from a different angle. Nationally, the typical home in a top-rated school zone sells for $580,000, a 35% premium over the $430,000 typical home overall. In the most extreme markets, that premium gets genuinely steep: Philadelphia’s top-zone homes run 93.5% higher than the metro’s typical home, followed by Fort Worth at 81.7% and Detroit at 77.2%. Redfin’s own explanation for why some metros charge so much more than others is scarcity. Where good schools are common, the premium shrinks, and where they’re rare, it balloons. Notably, South Carolina barely shows up on the expensive side of that list at all. Greenville posted one of the smallest premiums Redfin measured nationally, just 7.8%, suggesting this state as a whole simply doesn’t price school quality the way the Northeast or Midwest does.

Carolina Forest Top Schools, By the Numbers

That second pattern, strong schools outside a major metro, describes Carolina Forest about as well as anywhere in the country. Carolina Forest High School currently holds an A-minus overall grade on Niche and ranks #4 among public high schools in the entire Myrtle Beach area. U.S. News & World Report’s 2025-2026 Best High Schools rankings put it even more specifically: #2 among all high schools in Horry County, #2 in the Myrtle Beach metro area, #33 statewide in South Carolina, and #2,884 nationally, with an overall score of 83.89 out of 100 that earned it U.S. News’s “Award Winning” designation. The school serves more than 3,100 students in grades 9 through 12 at a 19-to-1 student-teacher ratio, with 38% of students participating in Advanced Placement coursework, a meaningfully high participation rate for a public high school of its size.

What Carolina Forest High School Actually Offers

The rankings are backed up by substance rather than just a favorable test-score average. The school has long run one of the largest AP programs in Horry County, with roughly 25 AP courses available alongside Honors and College Prep tracks, and it offers Project Lead the Way pathways in engineering, biomedical science, and computer science, including a dedicated cybersecurity track, for students who want a technical specialization before they ever set foot on a college campus. Beyond academics, the school fields more than 45 athletic teams and supports over 30 clubs and organizations, plus a full performing arts program spanning musical theater, marching band, orchestra, and show choir. For a relocating family trying to gauge whether a single high school can actually support a teenager’s full range of interests rather than just their transcript, Carolina Forest High School has built the kind of depth that tends to matter more once a family is actually living here than it does on a ranking chart during the search.

The District Is Investing to Keep Pace With Growth

None of this is happening by accident or standing still, either. Carolina Forest has grown so quickly that Horry County Schools reported almost every elementary school in the area was running above 100% capacity, and the district responded by opening two brand-new elementary schools, Pine Island Elementary and Ten Oaks Elementary, in the fall of 2025. Both opened with more than 800 combined students already enrolled on day one, and district officials pointed to the new buildings as a direct way to improve student-teacher ratios and ease the kind of traffic congestion that comes with a fast-growing school-age population. A district that’s actively building new capacity rather than letting existing schools get more crowded year after year is a meaningfully different story than a district coasting on a reputation earned a decade ago, and it’s worth knowing about if school capacity, not just school rating, is part of what you’re evaluating.

The Part That Breaks the National Pattern

Here’s where Carolina Forest top schools genuinely diverge from the realtor.com data rather than just fitting neatly inside it. Nationally, a top-rated district carries a real financial cost, that $1.21 million average median price across the most in-demand districts. Carolina Forest doesn’t ask buyers to pay that premium at all. The median single-family home price in the Carolina Forest ZIP code (29579) ran $471,000 in the second quarter of 2026, according to South Carolina Association of Realtors data, up a healthy 8.5% from $434,000 a year earlier. For comparison, Myrtle Beach’s own single-family median over the same quarter was $525,000, roughly $54,000, or about 10%, higher than Carolina Forest. In other words, a family can land in a community whose high school ranks second-best in the entire county for a price that undercuts the broader Myrtle Beach market itself, let alone the kind of seven-figure entry point that top school districts command in Dallas, Orange County, or the Bay Area.

Why This Combination Is Rare Elsewhere

This is really the headline underneath the headline. Hale’s research shows families nationally splitting into two camps: those willing to pay a steep premium for a top-rated district, and those prioritizing value in markets outside major urban centers instead, usually by accepting a less competitive school rating in exchange for affordability. Carolina Forest doesn’t ask a family to pick one or the other. It delivers a high school ranked in the top two of its own county, backed by real program depth rather than a one-time test score spike, inside a community that’s still growing fast enough to post an 8.5% year-over-year price increase, and it does all of that while staying meaningfully cheaper than the beach town it borders. That’s a genuinely uncommon combination in the current national housing market, and it’s exactly why we’re seeing more relocating families, not just retirees, treat Carolina Forest as a serious long-term option rather than a stopover on the way to somewhere else.

A closer look at Carolina Forest’s neighborhoods is a good next step if the school district itself is the deciding factor in your search, since availability, builder, and amenities still vary considerably from one section of the community to the next. Browsing what’s currently available across Myrtle Beach is a good way to see how that specific zone compares to everything else on the market right now.
